SANTA CRUZ SEA ANGEL RESERVATION AGREEMENT
Santa Cruz SEA ANGEL Established 2006, City Vacation Rental PERMIT # 18-0078.
OUR RATES: 5,000/week base rent prorated @ $725/night (4 nights minimum). Fees are $275 Sanitization Fee + 14% City Tax, plus additional $1,500 fully refundable security/damage deposit. We now offer a 10% Past Client discount off our Base Rent if paid by personal check. We have been renting the Santa Cruz Sea Angel Beach House since 2006, it is Owner operated by a Real Estate Broker & professional Property Manager licensed by the CA. Assoc. of Realtors, with 25 years + experience.
***PLEASE NOTE THAT FOR YOUR PROTECTION, THERE ARE SECURITY CAMERAS ON THE EXTERIOR.
ABSOLUTELY NO PETS & NO SMOKING ALLOWED INSIDE or OUTSIDE OF THE HOUSE.***
RESERVATION DEPOSIT: Prior to booking your formal reservation at the bottom of this page, please review our HOUSE RULES tab, as you are agreeing to our house rules noted there. 50% deposit is required to reserve dates; Personal Checks or PayPal are accepted, with the balance due 60 days prior to arrival for all rentals. Last-minute reservations are possible via cashier's check or PayPal only.
PAYMENT OPTIONS: Personal checks drawn on U.S. banks payable to Mary Faria or use our direct PayPal payment link on our Home page. We also accept credit card payments via our auxiliary websites, VRBO.com & Homeway.com. MAXIMUM CAPACITY: Is 8 people or 9 if you sleep 3 in the Master BR CAL King-sized Bed (typically a couple and a young child). The 7 beds are 1 CA King “Pillow Top” Mattress in the Master BR, 1 Trundle Day Bed that converts to a Double Bed, + 1 Twin Bed in the Hall BR, & 3 Twin Beds in the Upstairs Loft BR w/Sand & White Water Views. The names of all occupants must be listed on the contract, along with the ages of all children under age 18. Parties are not permitted. NO ADDITIONAL GUESTS ARE ALLOWED AT ANY TIME DURING YOUR STAY without prior written approval. As per our vacation rental contract, this breach would constitute an automatic forfeiture of your deposit. You must be at least 26 to sign our contract.
CHECK-IN TIME: 2 p.m. Please email mary@maryfaria.com or call (408) 206-7828, or, alternately, (408) 316-7828, on the day of your arrival date to obtain the keyless entry code.
CHECK-OUT TIME: 10 a.m. Please leave the kitchen and BBQ grill in the clean condition you received them, the final load of dishes drying in the Dishwasher, the Final SMALL load of Towels drying in the Dryer, & the 10 TV/DVD remotes on the kitchen counter. (Do Not remove the bed linens off the beds).
WHAT YOU SHOULD BRING: We try to provide everything you'll need for your stay as if you were in your own home, except we only provide a limited supply of dispensable items to get you started on your first day of vacation, like Toilet Paper, Hand Sanitizer, Keurig Coffee Pucks, Plastic Cutlery, Paper Towels, Plates, & Napkins, etc., so you should plan on making a trip to the store to replenish these items as you need them. You're welcome to use anything on the premises: food, spices, condiments, coffee, tea, etc. Plan on packing Beach Towels and your personal toiletry items, as our Bath Towels are not allowed off-premises.
CHILDREN: ARE TO BE SUPERVISED BY ADULTS AT ALL TIMES. The house’s main living area is on the 2nd floor. Parents need to know that the 3rd floor loft spiral staircase railings are widely spaced 7.5" apart, as is the 2nd story upstairs deck with8.5" spacing in the deck railing, where a small child can crawl between them and fall. The deck can be hot to the feet; please use flip-flops or shoes. For **SAFETY** reasons, this house MAY NOT BE the most appropriate place for your vacation if you have young or rambunctious children. There are childproof locks on all lower kitchen cabinets, and on all dining room and bath cabinets, a baby gate to seal off the kitchen, & safety rail netting located in the linen closet that you can use to tie onto the spiral staircase rails if you’d like. Upon your request, we can leave out an oak high chair and a detachable built-in white iron baby gate attached to the main staircase, but none of the attempted baby-proofing takes the place of vigilance in regard to watching your children. Use it all at your own risk. Please be advised that you are making the reservation with the above knowledge and are here to agree to hold the owner harmless with no liability.
CLEANING REQUIREMENTS: The property will be inspected & sanitized after your departure. The sanitization fee you have paid will provide for normal sanitizing of the bed linens, bathrooms, and flooring, & disinfecting of the kitchen and baths. ***Please Plan on washing & drying all dirty towels & dishes the night before your final departure, so you’ll only have a small load from your final morning bath and breakfast to leave drying in the dryer or dishwasher before you depart.***
You should leave the property in the same general condition that you received it, except that you do not make the beds, launder bed linens, or clean the floors or bathrooms. ***The BBQ Grill and Kitchen MUST BE LEFT CLEAN, including all recycling bin & trash compactor contents discarded into the garage garbage bins located at the garage exterior. There is a quick final check-off list on the kitchen scale for what to do before your final departure. The propane BBQ grill is only for guests familiar with its safe usage. Use at your own risk. Cleaning Rags & Products are located u/kitchen sink. The wire brush is inside the grill, & BBQ utensils and a mitt are located in the kitchen pantry closet. ***Please recycle using the blue bin for glass, paper, & plastic only. Do not use any bags in the recycle bin or discard pizza boxes there, or the recycle bin will not be picked up by Garbage Co. ***Please carry the black plastic recycle bin insert inside the pantry closet out to the blue bin as needed to empty it during your stay. ***If there is no room left in the outdoor garbage bin, don't leave the bags outside, or the raccoons will tear them apart. You can leave your last compactor bag inside the downstairs entry before you vacate, already compacted by the trash compactor.
IMPORTANT: Absolutely no pets are allowed. Per our rental contract, this breach, or th e breaches of the NO SMOKING ANYWHERE ON THE PREMISES, or the allowing of different Occupants to enter the beach house other than those listed on the contract, will constitute an automatic forfeiture of your security deposit, as the Cost to Cure will supersede your deposit amount. Additionally, you are not allowed to give our codes to anyone but the authorized adult occupants listed on the contract.
No TAPE or STICKERS are permitted on any surfaces. No incense or candle burning(candles are all battery operated), no nail polish or remover, no chewing gum, NO HAIR DYE, and no permanent markers are permitted on the premises, as these can cause irreversible damage.
PARKING is available On the Street or surrounding streets-No Permit required. No Garage. Please do not park on the driveway, as you will block cars already in the garage. We recommend you try to park in front of the house, or directly across the street. It is better to park up 2nd Ave, away from the beach, where there are mainly owners living there, & not on Atlantic Avenue with fewer houses.
Seabright Beach is patrolled by State Park Rangers; they have the right to inspect your coolers, as no glass or alcohol are allowed on the beach.
The owner is not responsible for weather conditions, construction or neighborhood noise, cable TV, Internet, Netflix, or utility outages, clogged plumbing, city water pipeline repairs, time down for emergency plumbing repairs, mandatory water rationing during drought years, or items stolen, lost, or left at the property by guests. There is a toilet plunger located under the hall bath vanity. If needed, call Roto-Rooter @ (831) 425-7669.
There is a City of Santa Cruz, "No Loud Noise after 10 p.m." ORDINANCE. As this is a residential area, music and voices must be kept to a moderate level. Please have fun but close the sliding glass door and windows to lower the noise level to be considerate of your neighbors.
Please be advised that any broken items left by your party must be left at the house in their broken condition and not thrown out, as missing items may constitute a deduction from your security deposit for their replacement.
CANCELLATIONS: Are NOT REFUNDABLE within 60 days of your stay.
SANTA CRUZ SEA ANGEL HOUSE RULES AND USEFUL INFO DURING YOUR STAY
1. Absolutely NO Pets & No Smoking anywhere on the property, Inside or Outside. No Candle burning allowed on premises except for Birthday Cakes.
2. PRESS the CENTER LOCK BUTTON & Wait for the “Buzz Sound” ON THE ENTRY DOOR TO LOCK DOOR BEHIND YOU WHENEVER LEAVING THE HOUSE.
3. DO NOT Give out the entry code to anyone other than authorized guests. PLEASE warn your Guests & Kids NOT to say the code out loud outside or even give it to someone at the door from the upstairs deck, because the street echoes, and this can put your possessions & ours, at risk during your stay.
4. Wifi name & password located on kitchen scale. There are surge protectors adjacent the Living Room Love Seat, & under the Master BR Desk, & under the Tea Tray Table. The top electrical outlet under the center of the Living Room window seat is operated by the light switch to the left of the sliding glass door, & must always be left in the ON position.
5. Please use the large Outdoor Sea Angel Hook Rack to hang-up & dry out your WET Beach Towels & Bathing Suits inbetween usage.
6. Please shake off SAND from Beach Towels & your wet Swimsuits, or rinse Swimsuits @ front hose bib prior to laundering them in the Washer/Dryer, as excessive SAND can damage them.
7. Please DO NOT remove the plastic liners from the wicker trash bins or the 2 wicker Clothes Hampers-the liners are there for wet items.
8. DO NOT Move the Furniture on the Living Room Porcelain Tile Floors, it will scratch the ceramic plank tiles.
9. Security Cameras are outside because of seasonal smash & runs, unfortunately typical of high density vacation rental areas like Seabright, especially during tourist season. The cameras will deter thieves at least if you are parked in front of the house. We recommend you DO Not leave Anything visible through the windows of your cars.
10. PLEASE DO NOT WALK THROUGH THE REAR GATE, AS THAT IS THE REAR TENANT'S BACK YARD. They reside directly below the Master Bedroom in unit # 120. They do not have access to any of your Laundry Room or Living Areas. Always have fun, but please be considerate to keep noise level down whenever possible.
11. Driveway holds the BROWN Trash & BLUE Recycle Bin-Garbage Trucks will Not pick up the bins if pizza boxes are visible, so we ask that you put any pizza boxes at the bottom of the brown bin only, or walk them to the garbage bins @ the end of the street near the Beach access Staircase. Your bins are shared with the rear tenant, we ask that in order to maximize the garbage space for all, that you PLEASE RECYCLE.
12. ***DO NOT REMOVE the VINYL Pillow or Mattress PROTECTORS, they are there for Sanitary reasons and to make sure we never get Bedbugs***
13. The Living Room & Master BR each have 3 remotes, Hall & Loft Bedrooms have 2 remotes each, for a total of 10 TV Remotes located on Breakfast Bar corner. Please make sure there are 10 remotes back in that corner prior to your departure.
KITCHEN NOTES: Air Fry, Waffle Iron, & Keurig Instruction booklets are inside the Sea Angel Binder.
14. Fire Extinguisher & Pole to open Kitchen Awning Window, are located inside kitchen Pantry Closet, please take care Not to break the RARE antique blue depression glass on oak shelf below that kitchen window.
15. CAUTION*NEVER PUT ANY GLASS, METAL UTENSILS, OR ANY POT LIDS ON GLASS STOVE TOP-THE POT LIDS WILL SUCTION & CAN EXPLODE THE GLASS TOP.
16. Please DO NOT use abrasive sponges or scouring powder on any Glassware or the Electric Griddle located in kitchen pantry closet, as they will scratch them. We provide non-abrasive BonAmi powdered cleanser for your use on Metal Pots & Pans, Sink, & Corian Table/Counters if needed.
17. Please move the Coffee Maker, & the Toaster away from upper cabinet while in use, so the steam doesn't damage the base of the upper oak cabinet.
18. There is FILTERED DRINKING WATER inside the refrigerator on the left side, place cup underneath gray tab and press. ***Use only Distilled water or this Filtered Water from the Fridge, for the Cuisinart Keurig K-cup Coffee/Electric Hot Water Kettle*** We do not provide K-cups for your usage, but there is a K-cup there whereby you can fill it with regular ground coffee to make a cup of coffee that’s stored in the side door of the K-cup.
We also provide a Farberware traditional 8-cup Percolator for larger quantities of brewed coffee. To Brew Coffee in the Percolator, use 1 Tablespoon of coffee for every 2 cups of water. Please make sure you unplug it, after the pot finishes brewing. PLEASE DO NOT LEAVE IT PLUGGED IN FOR VERY LONG AFTER BREWING, OR IT WILL BURN THE POT!
19. BELGIAN WAFFLE MAKER: SEE DIRECTIONS inside this Sea Angel binder. You must use Butter or PAM Spray or they will stick, and is very difficult to clean. ***PLEASE KEEP THIS SPRAY AWAY FROM THE BLUE WALLS***Each waffle takes ¾ cup of batter. There is a plastic mini measuring cup for it in the corner cabinet with its’ own thin spatula.
20. Please cover your plate with a paper plate (provided in corner near Fridge )before microwaving to minimize microwave interior clean-up. 21. All Dishes, Utensils, Pots & Pans, etc., Must be PRE-RINSED prior to inserting into Dishwasher, or they will not be clean coming out of it. These also must be left clean and placed back into their cupboard upon your final departure, except for your final load of breakfast dishes that can be left washing inside the Dishwasher. 22. PLEASE DON’T FORGET TO Wash & Dry your Towels the day BEFORE YOUR FINAL DEPARTURE, Leaving only a small load of towels to wash & dry on your morning departure date. Please leave the Kitchen Counters/Dishes & BBQ Grill clean. *Do Not put the Day Bed back into place if you converted it to a Double bed, and Do Not LAUNDER BED LINENS OR MAKE THE BEDS UPON VACATING.
LIVING & BEDROOM NOTES:
23. We strive to keep the Staircase carpets clean for the next guests, if you would be so kind to try to keep your shoes downstairs if they are dirty, or carry them up to the living room floor if they’ll be needed on the upstairs deck-which can get hot.
24. ***DO NOT move any Table Lamps*** They are all RARE antique depression glass, & have quake gel underneath them to prevent breakage. You are welcome to move any other glass pieces out of your way into the Dining Room Oak Cabinets & leave them there.
25. PLEASE try to Lower and Close all Window Blinds, before leaving the beach house, in order to minimize fading of interior fabrics & wall art,
26. Do Not put the Day Bed back into place if you converted it to a Double bed. To use Twin Mattress underneath the TRUNDLE/DAY BED in Hall Bedroom: Move small heart table between the beds to front of Day Bed near the door, roll out mattress frame from underneath, using both hands, squeeze release bar with side rail allowing unit to rise. Release bar allowing unit to lock in upright position.
27. There is only 1 Clothing CLOSET available to guests. It also holds the Oak Highchair, detachable iron Baby Gate, Extra Iron Heart Dining Chair, & our Xmas Tree. There are 52 Hooks behind doors & on walls to hang items on. Please DO NOT hang wet indoor BATH Towels anywhere but on the shower curtain rod or on the chrome 3-prong hooks located behind each Bedroom door. There is no Dresser in the Loft BR, but it has 11 hooks, plus a long corridor there suitable for open suitcases. Exterior Door there is NOT accessible.

It is mutually agreed that Email will suffice as written communication, including, if needed, final deposit accounting upon vacancy.
